Luxury Umbria villa
Inside the villa is beautifully furnished. The owners have painstakingly restored it in a way that has retained an array of original features including stonework, terracotta flooring, beams and fireplaces and yet have weaved contemporary design and luxurious furnishings into this traditional framework to create a truly breathtaking space. For those staying in the Winter months, there is underfloor heating, creating a cosy space to stay whatever the time of year.
As you enter the property, you come into a delightful hallway. Stairs lead up from here to the first floor. To the left of the hall is a large kitchen. This is a well equipped space with modern stainless steel, professional style units, an American style fridge freezer, double sink, dishwasher, 2 large built in ovens and 5 ring gas hob. Plenty of cupboards and drawers are packed full of crockery, cutlery and kitchen equipment. At the end of the kitchen is a dining and living area with round table, armchairs and sofa. The colour scheme is neutral with hints of blue in the cushions and soft furnishings. Doors lead directly from the kitchen to the garden and pool. There is a separate laundry room with washing machine and tumble dryer.
There is also a separate dining room which can comfortably seat up to 16 guests. Steps lead from this room to a quirky wine bar, complete with complimentary spirits to enjoy and a selection of wine that guests can choose to purchase and pay for on departure. A small room behind houses a table football table however in the Summer months, this is often moved outside for guests to enjoy.
There is a second living area on the first floor of the villa. This is a striking room with an amazing fireplace, leather Chesterfield sofa and luxurious velvet armchairs. It enjoys wonderful views over the garden. Two steps lead from here to a more informal lounge area which doubles up as a playroom. There is a mini snooker table as well as a selection of books and games to enjoy. Steps also lead to a large cinema / TV room. This has a wall mounted TV as well as a pull down screen and cinema projector. There is a DVD and CD player along with selection of DVDs and CDs.
There are 8 bedrooms and 7 bathrooms in total. All bedrooms are luxurious, with large comfortable beds to ensure a good nights sleep whilst the bathrooms are equally stylish. The first two of these bedrooms are on this first floor. Both these rooms have double beds. One has a roll top bath within the bedroom. These rooms share a shower room, making it an ideal room choice for parents with younger children.
A door from this hallway leads to a part of the property that can either be opened up to be part of the main house or closed off allowing external access only to create an independent living space. This can work well for extended family or groups of friends travelling together who are looking for privacy as well as being part of a bigger group. The addiitional accommodation also provides a good option for those travelling with a nanny, housekeeper or driver. This particular part of the villa is home to a second kitchen with cream units, fridge / freezer, oven, hob, wine fridge and dishwasher. Also in this part of the house is another double bedroom. A comfortable double bed has an an ornate cream wooden headboard. This room has a stunning ensuite bathroom with his and her sinks, roll top bath and shower. Doors lead from the bedroom to a private terrace overlooking the tennis courts and swimming pool.
Another flight of stairs leads from the main villa to the second floor of the house. Straight ahead is a striking sink. Originally a trough, it has 4 taps allowing hand washing en masse! It's ideal for those sleeping in the quadruple bedroom on this floor! This room has 4 single beds and is extremely popular with children. There is a shower room adjacent to this room. Also on this floor is a stunning double bedroom with metal four poster bed. It enjoys an enormous shower as well as a separate area with WC and 'his and her' sinks.
On a lower level, accessed by a steep spiral staircase, is another independent apartment - 'La Bottega' - should guests want privacy. Again, this is included within the rental but guests have the option to either open this up so that it is part of the main property or to close it so that it provides completely separate living quarters. Here there is a double bedroom, bathroom, modern style kitchen and a living room. It has direct access to the gardens.
For those who prefer to cook al fresco, there is a wood fired pizza oven in the garden. There are a variety of wonderful outdoor eating areas including 2 beautiful porticos with outside fireplaces allowing you to enjoy the outdoors late into the evening.
Outside, this villa in Umbria boasts a 20 metre solar heated infinity pool as well as tennis court, bocce pitch and table tennis table. The pool is ideal for those with younger children as it also enjoys a shallow area for little ones. For active guests, the house is also surrounded by miles and miles of official 'tracks' offering the perfect base for those who enjoy walking or mountain biking.
Further afield, there is a challenging golf course as well as other outdoor activities including horse riding, micro-lighting and, during the right season, truffle hunting.
The nearest village - Pietralunga - is less than 10 minutes away. Here you will find all the amenities you could need, including a handful of excellent, albeit, rustic restaurants. There are a countless other fascinating towns nearby to visit during your stay should you wish to explore the area, including Montone, Citta di Castello, Gubbio, Perugia, Sansepolcro, Spello and Assisi. The rolling hills of Tuscany are also within easy reach as are the beaches of Fano should you want a day at the coast.
Please note that there is garage at the property too. The garage has space for 3 cars whilst there is ample additional parking within the grounds.

Rates include a daily cleaning and maid service (with the exception of Wednesdays). Linen and towels are changed weekly. The services of a chef are also available on request. Please ask for more details.
Check in is normally between 4 p.m. and 7 p.m. On request, we can arrange to meet guests until 9 p.m. After that, we can leave keys for guests to collect for self check in.
A 30% deposit is required on booking to reserve the dates. The balance of rental payment is due 9 weeks before arrival. Payment methods include credit or debit card, direct bank transfer or PayPal. Payment can be made in GBP or euros. Please ask for more details.
