Luxury villa in Umbria








This is a beautiful 8 bedroom property set in the heart of Umbria. Surrounded by meadows, woods, vineyards and olive groves, and enjoying magnificent views, it is the perfect setting to escape from the hustle and bustle of everyday life.


The property is divided into two main sections - a stunning 11th century church and an 18th century farmhouse, completely restored in 2012.

The converted church houses a well equipped kitchen, dining room and large drawing room whilst the farmhouse has 8 good sized bedrooms and 6 bathrooms as well as a living area. Five of the bedrooms are double bedrooms with ensuite bathrooms, whilst there is also another double bedroom and a single bedroom which share a bathroom and one final single bedroom on the ground floor. 

The main church area has a large living room with comfortable sofas and a grand piano, and is a wonderful area to relax in. Alternatively, if you would like to attend as part of a teaching group, it can also be used for yoga or meditation. It is also a great entertainment space with a large pull-down screen and projector, perfect for watching films or sport. A floor to ceiling window provides a beautiful view of the surrounding countryside. 

Leading from this room is a dining room seating up to 14 guests. There is a wood-burning stove for cooler days. Doors from the dining room lead onto an outdoor dining terrace, with a covered pergola to provide shade, a large table and dining chairs.

The kitchen is located at the front of the church. It is extremely well equipped with double oven, 6 ring gas hob, dishwasher, microwave and large fridge/freezer. There is also a small table and chairs. A toilet (adpated for those with disabilities) is located here. The kitchen leads onto an outdoor terrace, complete with barbeque facilities. 

The farmhouse is a beautiful restored large building on two levels, surrounded by terraces and located across a small courtyard from the church. The main entrance has an arched hallway with stone staircases that lead to both the ground and first floor. On the ground floor are 3 double bedrooms and a single bedroom. All of the double bedrooms have doors leading to their own private terraces and all have ensuite bathrooms, one with bath and the other with showers. One of the shower rooms is adapted for disabled users as is the bedroom. Two of the double bedrooms can also be made up as twin bedrooms if preferred. Also on this floor is a laundry room with washing machine, tumble dryer and sink. 

On the first floor, there are four further bedrooms and another living room. The master bedroom has a large double bed, ensuite bathroom with shower, fireplace and private terrace with outdoor steps leading back down to the garden. There is another bedroom with ensuite shower room on this floor which can be arranged as either a twin or double room. Another twin or double room has an adjacent bathroom and finally there is a single bedroom on this floor. In the centre of all these bedrooms is a large sitting area, with comfortable sofa, stereo system, satellite TV and a well-stocked bookcase. There are also games, toys, pens, paints and drawing paper for children. There is a wood-burning stove for cooler days.

Outside, there is a 15 x 5.5 metre swimming pool located in a quiet and secluded position. It has a shallow section leading into the main pool which is perfect for young children. There are 10 sunbeds, 6 large umbrellas, tables and chairs, outdoor heated shower and a toilet inside the underground pool house. A large pergola provides shade, and there is a fridge to keep drinks cool, with a storage cupboard for glasses. The area around the pool has been fenced for safety but this does not impose on the wonderful views.

The property has stone terraces surrounding it and there are beautiful landscaped gardens, with young olive trees, pines, cyprus trees, lavender, rosemary and more! Large flower-filled terracotta pots surround both the church and farmhouse. Between the farmhouse and the church there is also a stone terrace with wide steps, where you can sit on cushions and enjoy the view. As well as this terrace, there are two additional dining areas with large tables seating up to 14, one under a pergola next to the dining room and another under a large holly oak. There is barbecue nearby. Both these seating areas provide welcome shade from the midday heat.

Also in the garden is a pond (toddler-safe) with a fountain, and nearby a shady place to sit and contemplate. Above this is an area with a vegetable garden where guests can help themselves to any fresh fruit and vegetables.

Beyond the garden is a field, planted with very young trees of various varieties, which will become a truffle wood in about seven years time. This field leads down to the banks of a stream (which is often dry in the summer months). The entire property is fenced.

Whilst the location is quiet and peaceful, it's easy to access nearby towns and villages if you wish to enjoy some sightseeing during your stay. The nearest village of Pierantonio and its shops are a 10 minute drive away, whilst the town of Umbertide, is approximately 15 minutes by car and Perugia 25 minutes.

Please note that the property is accesses via a 'strada bianca' (an unmade road). The distance from the main road to the property is approximately 1 kilometre.
