The last bedroom has two single beds but these can be joined together to form another double on request.
The villa also has a basement level accessed via a spiral staircase. This floor can also be accessed from the outside of the villa through French doors. This is a large open space with sofas and TV. There is also a pool table for guests to enjoy. Finally there is also a bathroom with shower on this floor as well as a laundry room with washing machine, iron and ironing board.
Outside, the property is set within private gardens and enjous wonderful views over the surrounding countryside. There are 2 covered terraces, one positioned outside the living room and the other adjacent to the kitchen. The latter has a BBQ, table and chairs for al fresco dining whilst the other terrace is equipped with more relaxed sofa and chairs. There is also a private pool (4 x 8 metres) with electric cover which, when closed at night, helps to ensure that the pool water retains the warmth built up during the day.
Just 1.5 km from Campiglia d'Orcia, it's a great location for exploring Tuscany within easy reach of Montepulciano, Montalcino, Pienza and San Casciani dei Bagni. The nearby village has a good selection of amenities including a restaurant, bar, supermarket and post office.

Rates include linen and towels but exclude a final cleaning and laundry fee of 150 euros. A 300 euro security deposit is payable locally on arrival in cash but is returned on departure upon the property being left in satisfactory condition. A local tourist tax of 1 euro per person per day is also payable locally on arrival in cash. Heating, when required, is payable on departure based on usage at a rate of 3.50 euros per cubic metre. Pets are welcome on request but there is an additional charge of 50 euros per animal.
A 30% deposit is required on booking to reserve the dates. The balance of rental payment is due 9 weeks before arrival. Payment methods include credit or debit card, direct bank transfer or PayPal. Payment can be made in GBP or euros. Please ask for more details.
