Inside, the property measures just under 500 square metres.
On the ground floor there is a large living room, furnished with comfortable sofas, satellite TV, DVD and stereo system. Three small steps lead up to a second living area with large picture window making the most of the amazing views. A step leads down from here to the kitchen. This is well equipped with microwave, fridge / freezer, dishwasher, blender, juicer and coffee machine. Also on this floor are bedrooms. The first is a bedroom with two French beds and ensuite bathroom with shower, whilst the second is a twin bedroom. This bedroom enjoys direct access to the garden and also has it's own ensuite bathroom with shower. The last bathroom on this floor also has direct garden access and is furnished with two French beds and, again, has an ensuite with shower.
On the first floor, there are three further bedrooms. The master bedroom is on this floor and is a large room with double bed and private bathroom with shower. Up two steps are two further bedrooms, both furnished with two French beds and both with ensuite bathrooms (one with bath tub and the other with shower).
The farmhouse is set in an estate of 800 hectares, dominated by an ancient abbey dating back to 1100 AD. The elevated position of the property provides guests with the opportunity to enjoy the most amazing views of the val d'Orcia hills which form a backdrop to the striking and unusual circular swimming pool (10 metres diameter).
Situated just 10 kilometres from Sarteano, it's also within easy reach of Montepulciano, Radicofani, Pienza and Montalcino. The nearest train station is at Chiusi Scalo, just 18 kilometres away, enabling guests to easily use public transport to access some of the major towns and cities such as Florence, Arezzo and Rome.
Please note that the property is accessed via an unpaved road, measuring approximately 4 kilometres in length.

Rental rates include linen and towels but exclude a final cleaning and laundry fee of 200 euros. A 750 euro security deposit is payable locally on arrival either via credit card or in cash but is refunded on departure upon the property being left in satisfactory condition. When applicable, heating is charged on departure based on usage. If guests need it, a telephone is available for your use but call costs must be paid for.
The pool is open from 1 May to 30 September each year. Late arrivals will be charged an extra fee of 50 euros. A 1 euro per person per day tourist tax is also payable locally on arrival.
A 30% deposit is required on booking to reserve the dates. The balance of rental payment is due 9 weeks before arrival. Payment methods include credit or debit card, direct bank transfer or PayPal. Payment can be made in GBP or euros. Please ask for more details.
