The main villa is set over three floors and can accommodate between 8 and 12 guests. Guests are able to enter the property either via the kitchen or via a main reception area.
If entering via the reception area, you come into a small office area. This has a desk and guests are welcome to make the most of the literature and guides to the local area which are kept here. This room leads through to a spacious living room with original fireplace, piano, sofas, tables and chairs. The owner will lay out the dining table in this room in accordance with the group size to make the most of the space available. There is a TV for those who like to keep up with the news or who enjoy a movie night on holiday. It is a comfortable place to relax and enjoy the company of family and friends. This room leads to a smaller sitting room furnished with two leather armchairs which in turn leads through to the kitchen. The small professional kitchen is well equipped with everything you could possibly need during your stay. There is a 6 ring gas hob, a large oven, 2 large refrigerators, a double sink, an extremely fast-acting dishwasher (which amazingly washes dishes in just 60 seconds!) and plenty of space in which to prepare delicious home-cooked meals. There is a large rectangular table where you can enjoy meals together as well as a working fireplace. Also on this floor is a WC set below the stairs. There is a separate laundry room outside with washing machine and dryer as well as a WC and sink.
Outside the kitchen is a terrace equipped with table and chairs. This is a lovely place to enjoy an evening meal together. It can seat up to 28 guests in total.
Upstairs, there are three bedrooms on the first floor of the villa along with another living room. The first - 'Suite Loggia' - is a lovely double bedroom boasting an ensuite bathroom with corner bath tub. It enjoys wonderful views over the valley. If required, there is sufficient space in this room to add an extra bed. The second bedroom - 'Suite Voliera' - is another double bedroom, this time with an ensuite shower room. It enjoys direct access to the terrace. There is also a third large bedroom - 'Vocabolo' - which can sleep between 2 and 4 guests. This room again enjoys direct access to the terrace and has a separate living area with sofa bed as well as a bedroom area with double bed. Again, it has its own bathroom.
This floor is also connected directly to the gardens via an external staircase. There is also a wonderful terrace area running along this level. Adorned with pots full of brightly coloured geraniums, the terrace enjoys stunning views and is the ideal place to enjoy breakfast or an aperitif at one of the tables and chairs. The sunsets are spectacular from this position and guests can gaze out over sunflower fields as the sun goes down. In May and June, it's also extremely common to see fireflies in the sky and this makes for quite a spectacle.
A second staircase leads to the top of the house where there is a library and fourth bedroom. Please note that this staircase is steep and may be unsuitable for the elderly or very young. This is the oldest part of the house and is said to have originally been a watchtower. The library is a stunning space, almost reminiscent of a scene from a Harry Potter book. Bookcases line the walls and it is a beautiful space to sit and relax curled up with a good book. The last bedroom - the 'Torre suite' has a double bed as well as a good sized living area with double sofa bed so it can again sleep up to 4 guests. It also has it's own bathroom with shower.
Each bedroom is equipped with a telephone, minibar and WIFI.
The owners have renovated the property but have always respected it's age and history. Original features have been retained such as exposed beams and handmade terracotta tiles whilst furnishings are in keeping with the period in which the property was built. Antique furniture adorns every room along with Persian rugs and beautiful handicrafts. The owners have also ensured that the property has been brought up to date though installing air conditioning or fans throughout. For those staying in the Winter months, the property also has central heating throughout.
There are additional smaller properties within the grounds of the estate - Pieve, Fonte and Capriata. Both have their own fully equipped kitchens, a bedroom and bathroom.
La Capriata is situated approximately 30 metres from the main house and can sleep up to 3 guests. It is a charming property with wooden beams and terracotta tiles. It boasts a double bedroom and 2 bathrooms one of which is adapted for wheechair users and has a hydro-massage shower. There is also a single sofa bed in the room should guests need it. The room even has a kitchen unit cleverly hidden within a large wooden cupboard. This has a has stove, fridge and sink and is ideal for those who would like to make a hot drink when they wake up in the morning! A small terrace at the front of the property has a table and chairs.
Pieve and Fonte are both situated within an old church. This building was transformed over the years and used to be where the family once dried their tobacco crop. After a long restoration project, it has now been converted into two delightful suites. On the ground floor is the 'Fonte' suite consisting of a double bedroom with ensuite shower room that can sleep between 2 and 3 people. Stairs lead up from the ground floor of the building to the second suite - Pieve - which again consists of a bedroom and ensuite shower room. This is also spacious enough to accommodate an extra bed should guests need one. Both rooms have their own independent entrance. These rooms ooze character. The doors are original church doors and they have been furnished in keeping with the style of the property.
The properties are set in extensive gardens filled with fragrant and brightly coloured flowers, from geraniums to hydrangeas and from sunflowers to lillies. In total the immediate gardens measure one hectare however there are also five acres of additional woodland to explore. A number of seating areas dotted around the grounds provide a variety of places in which to relax and enjoy the nature that surrounds you. Included amongst these is the geranium terrace on the first floor of the main villa as well as a covered verandah and outdoor terrace outside the kitchen. Guests will be able to spot numerous species of birds and animals including squirrels, deer, pheasants, owls, hare as well as a variety of birds of prey.
A swimming pool is available for guest's private use. Set to the rear of the proerty in an elevated postion, it also enjoys wonderful views across the countryside. Measuring 12m x 6m and with a constant depth of 1.5 metres, it's a great pool for those that enjoy swimming. To the side of the pool is a wonderful area for sunbathing furnished with sunbeds, parasols, tables and chairs.
For younger and more active guests, there is a table tennis table. Rackets and balls as well as other games are provided for your entertainment.
The property is ideally situated in Tuscany but close enough to the border with Umbria should guests which to explore that region too. It's also only an hour to Florence and Siena. Arezzo is just a 20 minute drive and trains leave regularly from here to destinations all over Italy. It's also within a 30 minute walk of the beautiful hilltop village of Anghiari. Guests can choose to either walk through the woods to the village or along the street.
Please note that the owner lives in a small house situated within the grounds of the estate. During the Summer months she gets up early to water the flowers daily before the guests wake up and throughout the rest of the day ensures that she does not intrude so that guests can enjoy absolute privacy. However, should guests need any assistance, she is more than happy to be called on to help. She can also arrange excursions, cookery classes or provide catering should guests require any of these additional services.

Air conditioning is available at the property but the cost of this must be paid on departure based on usage at a rate of 300 euros per week. A final cleaning fee of 300 euros is also payable at check out. When required, heating is charged at 580 euros per week. On request, additional housekeeping can be provided along with the services of a chef. The owner can also arrange cookery classes at the property and various excursions. Please ask for more details.

Please note that guests must pay a security deposit of 1000 euros in cash on arrival. This is returned on departure upon the property being left in satisfactory condition.
A 30% deposit is required on booking to reserve the dates. The balance of rental payment is due 9 weeks before arrival. Payment can be made in GBP or euros. Payment by direct bank transfer is preferred but payment can also be made by credit / debit card. Please ask for more details.
