Luxury villa in Marche








This is a stunning 7 bedroom villa set in the beautiful Marche countryside. Once a 17th century former monastery it's now a wonderfully welcoming and relaxing base for a holiday in Italy. With it's own one-hectare vineyard, the house offers the perfect combination for a classic Italian family holiday: a beautiful rural setting not far from the life, culture and cuisine of picture-postcard Marchigiani towns. Originally discovered 6 years ago as a sleeping romantic ruin, this villa has been renovated to an incredibly high standard, beautifully furnished and extremely well equipped, whilst keeping its character and soul strongly intact.

Guests enter the property into a hallway. To the left hand side, is a modern, fitted kitchen and small dining area with table for 6, whilst on the other side of the hall is a living area and library / study area. The living area has 2 comfortable 3 seater sofas arranged around an open fireplace and French windows leading out to the garden and outdoor eating area situated under the shade of a beautiful old oak tree. The living area leads through to a TV room equipped with DVD player and Dolby Surround Sound and through again to a larger dining area with central wooden table and cream chairs. Also on the ground floor is shower room and WC as well as a laundry room with washing machine, dryer and butler's sink. The owners really have restored the property beautifully, with respect for the original room layouts and nowhere is this more apparent than in the adjoining chapel. The original baptismal / Holy water font is set into the stone wall and if guests wish to get married here, we can certainly help to arrange this for you.

The beautiful decor continues upstairs. On the first floor there is a beautiful master bedroom suite with adjoining single room / dressing room. These rooms share a bathroom. In addition there is a smaller double bedroom with a French "one and a half bed" as well as two further bedrooms (one with kingsize bed and the other with both queen and single bed) The bathroom shared between these 2 rooms has a sunken bath, WC, bidet and walk-in shower. 

Up another flight of stairs, guests reach the second floor of the property. Despite being in the eaves, the attic floor enjoys full standing height and comprises two large double bedrooms (one with 3 x single beds and one with a queen bed and sofa bed). These 2 rooms share a bathroom with WC, bidet, bath and shower attachment. Please note there is some compromised head space in this bathroom.

The property enjoys 360 degree views of nearby Apiro, Poggio San Vicino and the surrounding rolling hills. Gardens surround the property with ample lawned areas for either ball games or quiet relaxtion. There is also a 14 metre x 5 metre private pool to enjoy (1.4 metre depth). A BBQ area and table are located under the nearby trees, ideal for al fresco cooking and dining. In fact, there is an abundance of outdoor seating options. There are two sets of rattan furniture (two side tables and 8 easy chairs) and two adjoining wrought iron tables with chairs seating 14. In addition, a round table with 5 chairs is situated outside the kitchen on a gravel terrace backing onto the chapel apse. This is a perfect spot for breakfast or a mid morning coffee.

Plenty of trees offer shady spots for relaxation around the garden. Mature trees including olives, pear, walnut and oaks compliment the newly laid lawns and sweeping driveway that weaves its way around the villa. Nestled into a couple of them is a hammock for the ultimate snooze venue, and for those of a more active nature, a field behind the barn and garage area is perfect for games such as football and badminton. A vintage wooden swing hangs from one large oak tree (children only!) and a table tennis table (including bats) is located in the garage. Adventurous children can explore down to the bottom of the vineyard where there is a tiny stream which runs along the perimeter of the property. Although sometimes just a muddy trickle, plenty of fun can always be had damming it up! Tennis courts are available nearby in Apiro and Poggio San Vicino.

Situated on a quiet country 'strada bianca', 350m above sea level the villa overlooks the town of Apiro to the north and the picturesque village of Poggio San Vicino to the south, whilst nestled in the foothills of Monte San Vicino. However, the property is not isolated, making up the tiny hamletof Favari. Three farms line the approach road and the house overlooks a small country dwelling, or casale owned by delightful Vittoria, a perfect neighbour. The charming small town of Apiro is only 5 minutes drive away, lovely Cupramontana, the capital of the Verdicchio wine region, lies 10 minutes away and the town of Cingoli 20 minutes drive away past the pretty man-made Cingoli lake. The historic cities of Jesi and Fabriano, two important centres, lie within a 25 minute drive. Ancona is the nearest international airport (with direct flights to London Stansted) and Rome is only 2.5 hours away by train or 3 hours by car.

Guests staying during low season periods when the underfloor heating is used will be required to pay a gas supplement of 500 euros. In the Winter season, wood for use on the open fires can be provided at no additional cost. Guests wishing to hold events such as weddings and blessings or who wish to host parties at the house for numbers greater than 15 people will be required to pay an additional fee of €500.

A 30% deposit is required on booking to reserve the dates. The balance of rental payment is due 9 weeks before arrival. Payment can be made in either GBP or euros. Payment methods include credit or debit card, PayPal or direct bank transfer.
