Villa in the South of France
The house measures approximately 145 square metres and comprises a living room, kitchen and 3 double bedrooms and 2 bathrooms, one of which is en suite. The property is in a quiet, peaceful area and is South facing with lovely views over the countryside towards the coast.
Guests enter the villa into a hallway. To the left is the wonderful living area. This has a TV with UK satellite channels, Blueray DVD and CD player as well as a selection of films that guests are welcome to use. Two beautiful antique pieces add both class and character to the room whilst there are two comfortable sofas and two reclining armchairs providing a lovely seating area. Bookshelves house plenty of reading material to enjoy during your stay. Two double doors lead out to the terrace and bring plenty of light into the space as well as allowing those inside to make the most of the wonderful views!
To the right of the entrance area is the kitchen. This is a charming space, with the feel of an English Cotswold kitchen, with cream tiles and units. It is extremely well equipped for those that like to cook with oven, hob, microwave, dishwasher, fridge / freezer, washing machine, Bosch Tassimo coffee machine and milk frother. A large pantry provides plenty of storage space. A pine table seats six whilst there is also a sofa and armchair providing more relaxed seating. A door leads from the kitchen to the terrace.
Another door leads from the kitchen to a ground floor bedroom. This is a gorgeous room with iron bed, chest of drawers and ample built in wardrobe space. It boasts a lovely ensuite bathroom whose green tiles contrast with the white walls and sanitaryware. A luxurious bath has an overhead shower.
Eight steps lead up from the main entrance area to the first floor of the villa. This has a WC and bathroom with bath tub, separate shower and sink. Further along the corridor are two lovely double bedrooms, both enjoying large windows overlooking the terraces and beyond to the wonderful French hills. These are bright airy rooms, one with chest of drawers and the other with wardrobe. Both these bedrooms are equipped with air conditioning.
Outside, there is a small private swimming pool (8 x 4 metres) within a large and pretty garden. The garden measures over 1500 square metres and is terraced. It is planted with mature trees and shrubs including some beautiful olive trees and the most amazing lemon tree. Guests enjoy use of a barbecue and there are six sun loungers as well as more formal outdoor dining table and chairs for al fresco dining. Also on the upper terrace is a more relaxed seating area with comfortable rattan sofas and side tables. There are parasols for those who wish to get out of the midday sun. For those who like to enjoy a bit of sport during their trip, there is even a boule piste. There is ample parking on site for those bringing a car. This is situated behind secure wooden electric gates.
The nearest village is Peymeinade, 1.5 km from the villa. This has a good selection of shops and restaurants as well as en excellent supermarket. There is a tourist information centre in the village which is a great place to visit for local area information however there is also a full property manual in the property. Peymeinade also boasts a weekly market held every Monday. There are also lots of other markets to enjoy in the surrounding towns and villages including Valbonne and St Cezaire. The villa is also ideally placed for those who wish to explore the region. Close to the perfume capital of Grasse and within easy reach of the coastal Cannes, Antibes and Nice, it's a great location from which to spend a relaxing holiday.
Please note that whilst children are welcome, the property may not be suitable for young children due to the steep steps leading down to the swimming pool.

Rates include linen and towels but exclude a final cleaning fee of 150 euros. Guests staying for 2 weeks or more will receive a free weekly change of linen and towels.
A 30% deposit is required on booking to reserve the dates. The balance of rental payment is due 9 weeks before arrival. Payment is possible in either GBP or euros. Payment can be made by credit or debit card, PayPal or direct bank transfer.
