The kitchen is on the left hand side as guests enter the property. Leading off the kitchen is a superb covered terrace area with large dining table, perfect for al fresco dining. There is a built in BBQ.
Back inside, on the other side of the hallway is a study area with desk and bookshelves filled with books. Doors lead off this room to a downstairs bathroom with shower.
A central stone staircase takes guests to the first floor of the property where there is a large living area with sofas and chairs arranged around a huge fireplace. There is a small table, ideal for Those Who like to play cards or games in the evening. There is also a flatscreen TV, stereo system and piano in this room. On this floor, there are 3 double bedrooms. (Please note: One of these bedrooms has a small double bed). These three bedrooms share a bathroom with shower. There is also a second study area on this floor, ideal for those who need to get some work done during their stay.
The property is well placed for sightseeing not just in Tuscany but also in Umbria, with the wonderful town of Montepulciano just a short drive away. Here you can enjoy tasting the world famous Vino Nobile di Montepulciano. Also nearby is Lake Trasimeno and the wonderful towns of Pienza, Cortona, Chiusi, Cetona and San Quirico D'Orcia. The larger cities of Siena, Perugia and Arezzo are only a 45 minute drive away.

Rental prices include linen and towels but exclude a final cleaning fee of 160 euros. Electricity usage up to 250KW is included in the price. Any usage over and above this will be payable locally on departure. Likewise, in winter months, guests must pay on departure for the cost of any electricity used during their stay.
